Ceiling formwork for a residential building with an underground parking garage, Schwaig near Nuremberg

“Hard to beat”: miniMAX and klappMAX handle ceiling formwork in the tightest of spaces

A modern residential and commercial building with an underground parking garage is currently under construction on Parkstraße in Schwaig near Nuremberg. The project includes office space on the ground floor and approximately 30 residential units on the two upper floors. RÖDL BAU.GRUPPE from Nuremberg is responsible for construction. This medium-sized company is known for its high level of expertise in building construction and has completed numerous residential, commercial, and industrial projects in the region. Through a combination of many years of experience, high-quality workmanship, and innovative on-site solutions, RÖDL BAU.GRUPPE has established itself as a reliable partner for challenging construction projects.

Limited space as a key challenge

A particular challenge in Schwaig is the extremely limited space available within the existing development. This makes well-thought-out logistics and formwork concepts all the more important, as they ensure a smooth construction process. Formwork is being installed for approximately 3,300 m² of filigree slabs with up to 45 cm of concrete overlay, as well as about 75 m² of cast-in-place concrete slabs with a thickness of up to 89 cm. The massive cast-in-place concrete slabs, in particular, carry a heavy load and place correspondingly high demands on the load-bearing capacity of the formwork.

Minimal support requirements: miniMAX creates more open space

The construction site team, led by technical manager Florian Rüth and the two site supervisors Sven S. and Maximilian K., relies on the proven miniMAX ceiling formwork system from Mayer Schaltechnik in Bergrheinfeld near Schweinfurt. The aluminum girder system quickly proves to be a key factor in the project’s success. Since it requires only a few supports, the area beneath the slab remains largely accessible, which facilitates the flow of materials on the cramped construction site. The reduced space requirements and low transport volume also keep logistical processes streamlined. Because the formwork can be installed entirely from below, there is no need to climb onto the structure. This speeds up assembly and enhances workplace safety. All in all, miniMAX enables fast, safe, and cost-effective work. The on-site crew appreciates these benefits: “The system’s strengths are particularly evident on construction sites like this one,” report the foremen in charge, Jürgen S. and his son Timo S.

One-person ceiling formwork: klappMAX conserves resources

In addition, the compact klappMAX ceiling formwork box from Mayer Schaltechnik is used. Its key advantage lies in the extremely low labor requirements: A single worker is sufficient for nearly all work steps, allowing freed-up capacity to be efficiently allocated to other tasks. This is made possible by the foldable formwork elements, which can be operated by a single person. The integrated prop magazine transports the props directly with the element, and thanks to crane accessibility, entire units can be moved floor by floor. This largely eliminates the need for time-consuming material transport between levels, which significantly simplifies construction site logistics and reduces the physical strain on the team.

Broadcast times lead to a consistently positive assessment

With construction set to begin in the fall of 2025 and completion scheduled for September 2026, a project is taking shape in Schwaig that demonstrates how modern formwork technology contributes to efficient and cost-effective processes, even in a challenging construction environment. Feedback from the RÖDL BAU.GRUPPE has been correspondingly positive: Both the company’s own employees and the subcontractors involved highlight the performance of the Mayer systems. For those in charge, the formwork cycle times achieved are “hard to beat.”
